ARV (After Repaired Value)
The after repaired value of these wholesale properties is our opinion of value. We do our due diligence to determine a range of value in today’s market after the property is renovated. Please do your own due diligence to determine your opinion of value.

As Is/Where Is
We do not warrant the physical condition of any wholesale property. We do not have these properties professionally inspected so it is your responsibility to inspect the property or have it professionally inspected prior to purchasing the contract and/or the property. No warranties are expressed or implied.

Assignment of Contract
In the case of an assignment of contract we are not in physical possession of the property. We are selling the contract, not the property. Once the contract is assigned to you for the agreed upon assignment fee, we will have no further obligations, liabilities or responsibilities under the contract or any addendum thereto. We also cannot and will not warrant the physical condition or any other matter regarding the property, including but not limited to, the merchantability of the property or it’s use for any particular purpose. You, as the assignee, agree to assume and be bound by all duties and obligations of the buyer under the original purchase contract, including but not limited to, the payment of the purchase price and the payment of all closing costs to be borne by the buyer under the contract.

Cash or Private Financing Only For Assignment of Contract Purchase
We cannot accept institutional financing for the purchase of any of these wholesale properties. Because we close quickly we can negotiate lower prices on these properties therefore only cash or private/hard money financing is an acceptable form of payment.

Wholesale Property Purchase
A wholesale purchase differs from an assignment of contract because title has already been transferred from the original owner. This allows for more flexibility with regards to institutional financing which, in this case may be considered. A wholesale purchase is still an as is/where is offering. The new owner of the property has never resided in the property and is therefore exempt from issuing any seller’s disclosures. We do not warrant the physical condition of any wholesale property. We do not have these properties professionally inspected so it is your responsibility to inspect the property or have it professionally inspected prior to purchasing the contract and/or the property. No warranties are expressed or implied.
